An unquestionable five star villa. We have stayed at many villas in the Kissimmee area but this has been the best, clean, well stocked, great location, lovely views, etc.

This is our second stay in this lovely villa. Excellent in every way.

Very comfortable and relaxing house. The pool and lake view were superb and the house was very well equipped.

We have travelled throughout the State and it was always so nice to come back each night and relax. We had a few pool days too, so very peaceful and quiet.

The villa is very clean and ticks all the boxes regarding Covid cleaning. Highly recommended by us!

Stayed here over Xmas for 2 weeks and have to say the villa had everything we needed if not it had more. Some villas I’ve been to have lacked silly things like not enough oven trays or plates but this villa had everything and it suited us so much because we had more villa days than parks and liked the fact we could relax and seeing the views of the lake.

It’s also nice that some of the previous guests had left some silly things like salt and pepper and tea bags which was ideal but we topped them up and also left all our silly sauces and veg oil but it’s nice that everyone thinks of the next guest.

Wendy has been great from start to finish and she will help you with anything.

We have been coming to Florida a lot over the last few years but have decided next year we’re having a break but we’ll see and if we do come back I wouldn’t hesitate in booking this villa again.

There is nothing I can say that needs adding or doing to the villa because there is nothing what so ever needed as it’s perfect and the owners even let us use their Xmas tree. Thanks again.

The weather has been perfect and the pool has been well used.

Explored the local area and we rented bikes at Bikes and Blade near Winter Garden and enjoyed a morning cycling along a shady trail.

Had a fantastic 10 days in the villa. The location is brilliant with a short drive to all the Parks. Shops and restaurants are just up the road.

The pool is wonderful and the view over the lake lovely. We had a wee bit of rain and thunderstorms but it was spectacular watching the lightening in the distance.

The rooms are great and everything that you would want is at your disposal. Communication prior to arrival make life very easy when you arrive.

We all loved it and although with our extended family next year we need a larger villa, if we return in the future requiring a 4 bedroom villa this would be the one we would choose. Thank you for helping make our vacation so fantastic and I would highly recommend it

Thanks so much for letting us use your lovely villa for our holiday. The location was fantastic only 15-20 mins from Disney where we spent most of our time and a Walmart only 5 mins away. The villa was spotlessly clean and had absolutely everything that you could need (and more!!!).

Just back from our 3rd annual visit to Florida Villa by the Lake.

The Villa is well equipped with everything you could ask for, the pool is a great hit with my kids and perfect for chilling out after a hectic day at the theme parks.

Pool is still my daughter’s highlight as she thinks she is a mermaid, we also went to Wild Florida which we recommend.

The booking process was easy and the owners are very helpful and quick to reply to any questions. Highly recommended and I'm sure we will be back x

Weather was on the whole great but with the daily thunderstorms. It didn’t spoil the holiday.

It’s been 26 years since I last visited but won’t be 26 years til we come back.

Villa had all the facilities to cater for the 8 of us that came out. The kids loved their rooms and the pool, while we adults enjoyed the games room in the occasional evening.

Just home after spending 2 weeks in the villa by the lake and it was amazing. The villa is very spacious, clean and well equipped and pool area was a big hit with our 2 kids from the minute we arrived to minute we left.

The villas location is perfect for Disney, shopping and restaurants. Steve and Wendy are very friendly and made the whole process from the first query to the final payment very easy and I have no problems recommending the villa to friends and family.

There is everything in the villa that you will need for adults and children and super clean. I will definitely be booking again.

We spent 2 weeks here from 20/6/17. I cannot fault the villa at all. The owners have thought of everything. Villa was amazing. Very spacious. Spotless clean. Tastefully decorated. I would highly recommend.

Beautiful views of the lake from the pool area. It really was a home away from home. Having a washing machine and drier is a god send as we didn't have any laundry to wash on our return home.

Just returned from a 2 week stay at Florida Villa by the Lake and it was fabulous!

The villa was spacious, clean, equipped with everything you would need and the pool was a massive hit with my 2 children.

The location was superb, close to the Disney parks, shops, places to eat.

Steve and Wendy were great to deal with also, kept in regular contact from booking and answered all my daft questions (as it was our first time in Florida). Didn't want to leave and hopefully be back soon. Highly recommend this villa!

Celebrated our 25th Wedding Anniversary whilst here, were joined by our family for first two weeks (then had two weeks on our own to recover from theme park overload).

Weather has been fantastic. Loved the villa especially the lake setting. Loved seeing the turtles in there!

Would recommend kayaking at Shingle Creek (just past Walmart on the 192 near marker 15). Saw loads of turtles, birdlife and even an alligator!

Best meal was at Ataj, an Indian restaurant (2901 Parkway Blvd off the 192 near Celebration). Would highly recommend if you like curries.

We have been on Eagle Pointe 7 times now in different villas. We did have a favourite but it was booked. But this is now our new favourite.

What a great location. We enjoyed the lake and much of its wildlife. Why would you want to stay in a motel when you can have this beautiful spacious home with your own private pool?

We had a fantastic time at this amazing villa, well furnished with ample amenities.

The new pool is really nice with views over the lake, we saw an eagle soaring above the lake and over the pool deck.

Very well stocked kitchen if you wish to cook, lovely bedrooms, games room for both the kids and adults alike, washer and dryer very useful and is conveniently placed close to shops and parks.

We would highly recommend staying at this location.

We have just returned from a fabulous two weeks stays in Florida Villa by the Lake, having selected the villa after recommendation from friends. It was a excellent choice for a family of 8, with lots of space, lovely view and heated pool.

The location is great for all the parks and a Walmart just around the corner for supplies.

Wendy and Steve the owners were in regular contact straight from booking, and it was great to have a contact nearby in case of any problems. The welcome pack provided gave all the necessary info to get us started, with instructions for the oven, washer and dryer (so lovely not to come home with a case full of dirty clothes) and suggestions on where to eat.

We will definitely return.

Lovely villa - fantastic pool. Wonderful wildlife - Jim caught 7 fish.

Went to Salvador Dali Museum in St. Petersburg which was absolutely fantastic. Only took us 1 hour 40 minutes, well worth it. Superb guide gave us so much info.

Also the Orlando Art Gallery is well worth a visit. Weather was hot, only one day of rain.

As soon as we arrived we all had a look around and our children were beside themselves with excitement at the pool. The rooms were lovely, our little girls chose the Micky room and loved the Disney touches! Our big loved having a big bed to himself! Up at 4.40 am we did convince them to wait till 7am to test the pool!!!! The pool is a lovely size for a family such as ours, it was clean, equipped and a lovely environment to eat breakfast at whilst watching out for birds (we wanted to spot an alligator but didn't!!)

We used the juicer to make fresh orange juice which the children thought was fabulous. We used the cooler everyday and filled it with frozen water ready for when we got back to the car after a hard day at Disney!

The view from the villa is stunning. We thought it was perfectly located for all parks and for shopping, it was quiet and yet close to all amenities.

The rooms are all tastefully decorated, there are plenty of towels although with an easy to use washer and dried I kept on top of the washing easily.

I can't think of any negatives at all - the only one for us is that we were so busy we barely used the villa: in fact on our last day we realised we had barely been in the pool so cancelled our dinner reservation to chill out by the pool instead. It's safe to say we are now Disney addicts, we will definitely go back... Once we have recovered from this adventure!

Spent our final week in your lovely villa, it was very relaxing and plenty to see and do in area. Kids loved the pool as did we all from first thing in the morning until late evening, it was just perfect. Men even managed a little fishing. We loved the view. We would love to return in the future. Straight from the start both Wendy & Steve were a delight to deal with, getting back to you with answers to any question right away. The villa is just lovely in a fab location with plenty restaurants, shops etc close by with an easy, quick drive to all parks. The view over looking the lake is stunning to wake up to and to relax by the pool. We can't wait to return & would highly recommend to all.

Had a wonderful holiday - the villa was perfect and Bob was great and very helpful. Have some amazing memories. The local Perkins was great value, as was Applebee’s. We visited all the parks, swam with manatees, flew on the Orlando Eye and had an interaction with Beluga Whales at SeaWorld - just wonderful. Thank you Wendy and Steve.

Had a fantastic holiday, plenty of sunshine and evening rain. House was fantastic (very sad to leave). Had to contact Bob twice and both times he was very helpful and came round 15 mins after we called him. Ate at Ihop, Denny’s, Perkins, Golden Corral, all very good. Will definitely be back.

We are regular visitors to Florida and this is the best villa we have stayed in. The villa itself has all the comforts of home and more. Waking up every morning with a spectacular view of the lake takes a bit of beating! The location is a short drive from all the major attractions yet far enough away to be peaceful and relaxing too. From the first time I contacted Steve and Wendy they felt like old friends and were always quick to reply to any queries and offer advice. We certainly intend to be back!

We recently stayed in Florida Villa by the Lake while in hiding to surprise someone. The owners Wendy and Steve were fabulous to book with, giving all the relevant information needed.

Having met them on previous visits to Florida, we knew we were placing our booking into capable hands, we were not disappointed.

The villa is well positioned for visiting the parks, shops and restaurants. it is well equipped with everything you could need to enjoy your stay. The view of the lake from the pool deck is lovely, a peaceful community that is well presented.

The beds are so comfortable and beautifully presented.

Fantastic villa, weather perfect every day. Took time out of visiting parks to relax by pool and top up our tans!! - A must for first timers to Florida, do break up days at parks or it will become a blur!! Only slight blip - internet on then off constantly but that was the same for every property in the area - again for first timers make good use of FastPasses - a must if you come at busy times. These two weeks very quiet in parks. Thanks.

This lovely, well-presented villa is in a great location; in easy reach of International Drive, Disney and the airport, and very close to supermarkets and restaurants.

We are a family of four and felt that the villa would easily have accommodated another family too. The pool area is excellent with a gorgeous view, and the shaded area was welcome in August. We enjoyed some beautiful sunsets and spectacular storms during our visit. I'd definitely recommend this villa to anyone who wishes to stay in Orlando.

Fabulous villa, very clean tidy and comfortable. We felt 'at home' straight away. Our intention was to come on holiday to relax after 5 long years of hard work starting a business and this trip was everything we wanted and more. This is an ideal location. It is very close to Publix, Walmart & Target and is close enough to the attractions if that is your thing!

We have been to Florida a number of times, primarily South Florida but this was our first Villa rental. Off the back of this trip we have decided it is the way to go. This was so easy to book, and so easy to feel at home. The pool is a great size and very clean. Nice outdoor area to sit and relax in. No loud pool pumps and/or Air con.

We will be booking again very soon as we cannot wait to come back. Thanks for a wonderful restful holiday.

Thank you so much in helping make this the most relaxing Florida vacation we have ever took! We stayed 13 nights and wished we could stay longer. Each child enjoyed having their own room and loved the private pool. My husband took advantage of the private lake and went fishing almost every day. I went fishing on a few occasions and caught a total of 14 fish, 13 bass and a gar! 4 of my bass were over 7 pounds and one weighed a whopping 12 pounds.

This vacation made us realize there is more than running around to all the parks and we've already decided that as soon as we get our dates for next summer's vacation we are going to hopefully book another 2 weeks at this house and not visit any of the major parks, just relax! Again, thank you!!

Very nice accommodation and pool in a quiet location. Brilliant fishing, caught lots. Lots of friendly wildlife including the resident frog out front… don’t tread on him. Thanks for a lovely stay, be back soon.

Ideal location, close to all the activities we wanted, but also especially close to friends "over the road". House had all we needed, with plenty of space for 7 adults, "the boys" particularly enjoyed the Mickey Mouse caves!!. Whilst the men enjoyed the local golf course, the ladies lazed and luxuriated in and around the pool! Thanks for a lovely stay.

After a 9 hour flight and 2 hour trawl through immigration the villa was a welcome sight - clean, well presented and by a lake! The villa is situated on a quiet estate and conveniently located for restaurants, shops, theme parks etc. We found the information manual provided by the owners to be very useful.

Our stay was principally golf in the morning followed by a refreshing dip in the pool then theme parks in the afternoon. Evenings were spent relaxing poolside (with the great view overlooking the lake) which is partially covered so when it rains you can still comfortably sit outside. For those planning on playing golf I would recommend the website golfnow.com - the green fees we paid were considerably cheaper than going direct to the course.

In my opinion the rental charge was good value for money, included everything you could reasonably expect and I would recommend the villa to family/friends thinking of a stay in Kissimmee.

Had an absolutely fantastic time in your super villa. The villa has been perfect for our stay with everything we could possibly need plus the fabulous pool. Loved our holiday here in Florida especially as it was with David and Jane - just a perfect holiday.

We arrived at the Villa late evening after a 9 1/2 hr flight and collecting our hire car. The convenience of the 24hr supermarket and a pizza restaurant with a delivery service ticked all the boxes at 11 pm. Our holiday had now started, sitting by the (warm) pool sipping a glass of chilled wine. We immediately felt at home in this very spacious, comfortable and beautifully decorated villa which provided everything we could have possibly wanted.

The view of the lake from the poolside is lovely. The villa is perfectly located. Not only is it close to shops, malls and International Drive, but Disney World is only a 15 minute drive! We visited the east and west coasts of Florida from the villa. Less than an hour to the east coast and around an hour and a half to Clearwater in the west.

All in all we couldn't have chosen a better place for our Florida holiday. Perfect!!! Hopefully we will return very soon!!

We stayed in this villa as a family of 3 adults and 1 child. There was lots of room for everyone to relax and have their own space. It is very well equipped with plenty of plates, cutlery, large dishwasher, washing machine, towels, fast wifi... everything you will need!

The location is lovely and quiet with a stunning view out the back over a lake. We really enjoyed observing the local wildlife and it's a perfect spot to relax, with the sun on the patio for most of the day. It's a 5 minute drive to the nearest supermarket, and 10 minutes from lots of restaurants and other shops. It's only about half an hour to all the main theme parks like Disney, Seaworld and Universal with very easy routes to navigate.

Dealing with the owners of the villa was a pleasure, with plenty of contact before and after our stay which was very reassuring. The property managers also live very close-by, so any problems can be sorted really quickly. The only very minor niggle I had with the villa was the pool area feels like it could do with an update, and doesn't quite match the standards indoors. The patio furniture is a bit 'plasticky' and the floor of the pool was a little grubby in areas. However, the all-day sunshine and beautifully heated pool made up for that!

I would definitely recommend this villa to anyone wanting to stay in Kissimmee. We enjoyed our stay thoroughly - thank you!

Our response -- Thank you for your feedback, we are glad you enjoyed your stay and liked our villa. Our management company were impressed by how clean and tidy you left the villa. Because the patio furniture has to be outside all year round, come rain or shine, like most short-term rental properties in Florida, we have elected to go for Palm Casual tubular patio chairs and loungers. They are a local company and are built to withstand the heat and humidity. The marks on the pool floor are weathering stains from natural minerals in the water and we are looking at ways of removing them. Our management company keep the pool scrupulously clean and the pool chemistry is checked weekly. Hope you come and stay again. UPDATE - When we were there at Christmas we had the patio furniture returned to the manufacturers for refurbishment (they carry a lifetime guarantee) and we also applied a treatment to the pool to remove the staining.

The villa is decorated tastefully and the description of it on the website was honest. It is a lovely well kept villa with a homely feel to it rather than a hotel feel. Would be happy to stay there gain and would highly recommend.
